All 194 apartments are sold
Shortly after the completion of the shell construction we have sold the 194th apartment of the new construction project ++ nio ++ in Berlin-Prenzlauer Berg. The selling of this last unit successfully completes this real estate project, which includes a total of 159 flats, 10 garden apartments, 21 penthouse apartments and four townhouses.

Update from the building site
The construction work for the new building project ++nio++ has continued successfully. The completion of the shell of a total of 190 properties is getting closer and is planned for November.

The new construction is taking shape!
During the last building site visit, the team of David Borck Immobiliengesellschaft was able to experience the great progress of the new construction project ++nio++ first hand. The building shell is constantly evolving, with the first residential units visibly taking shape. “We have just started the bricklaying in the living areas, as well as in the basement floors”, Marco Bialas, the project manager at PREMIUM Immobilien Deutschland GmbH explains. “In about four weeks, the service entrance rooms fitted with a floor coating and steel doors will be prepared so that we will be able to start the work for building services.”
In houses no. 1, 2 and 5, the walls were installed on the ground floor, and in house no. 3, concrete was placed on the ceiling above the ground floor, including the balconies. Currently, the last ceiling panels are being prepared for concreting in the ground floors of houses no. 8 and 9. The sealing work for the basement ceilings in the yard area have also begun and are continuously driven forward.

Over 85% of all available apartments sold
Not only the continuous construction progress, but also the current sales figures speak for the new construction project by the Premium Immobilien Deutschland GmbH: More than 85% of the apartments have already been sold! Still available is a variety of apartment types located in house numbers 1-3. Just like the ones that already have new owners, the remaining apartments fulfil every heart’s desire: They range from 1-5 rooms and offer living spaces of sizes between about 43m² and 157m².
The modern, south-facing city apartments that are being built in Finnländische Strasse based on the designs by the Berlin architect’s office Bruzkus/Batek, are sure to meet all expectations of sophisticated, urban living.

Continuous construction progress
The construction of the new building ensemble ++nio++ has made continuous progress over the past few months. Currently when looking at the building pit, you can already see the foundation slab as well as first walls and floors.
Starting at the lowest level of the building – right where House no. 2 will soon be towering – the foundation slab is gradually being produced as a basis for the building shell. Along Finnländische Straße and Malmöer Straße, this process is almost entirely completed by now, which can very shortly also be said about the 70cm thick concrete slab that is currently in the works. Once this process is completed, we will be adding a third crane in order to proceed with the construction of the shells of the nine houses in the most efficient way.
Yet, the property in the Scandinavian Quarter has even more to offer: The first basement walls are already finished, the underground parking garage is in progress, and the construction of the staircases will begin shortly. The finalization of the exterior walls is currently in the works as well: The walls and columns for the 1st basement floors of Houses no. 2 – 4 are under construction, and so are the first ceilings of the 2nd basement floors.
By the end of the construction period, about 15,400 m³ of concrete and over 2,500 tonnes of steel will have been used for the completion of the nine individual houses with their total of 194 apartments. In addition to the ongoing shell construction, the finishing works will be initiated in the summer of 2017.
A project on the road to success
Exactly a year ago today, we started one of the largest new construction projects in Berlin’s Prenzlauer Berg. Since then, a lot has happened: from opening the showroom to start of construction to the current sales ratio of over 60%.

Over 100 apartments notarized
While the building pit grows, as excavators shuffle aside the first masses of soil of overall 40,000 cubic meters, a total of 100 apartments have been notarized for the new construction project +++nio+++. More than half of the available units have already been sold to happy new owners.
Once the show room re-opens at its new location, visitors will have the opportunity to have a look at the construction site on which the six-floor building is coming to life.

After clearing the ++nio++ construction site between Bornholmer, Malmöer and Finnländische Strasse and preparing it for the start of construction on 8 April 2016, a lot has happened in the Scandinavian Quarter. A large number of construction vehicles are on site, leaving the plot with a completely new look almost daily. In preparation for structural work, numerous tasks are on the agenda – such as removing soil, installing bored piles, placing steel beams inside the ground, creating underpinning, and putting up back-anchoring for the trench lining. After the successfull launch of sale for the new building project ++nio++ in 2015 the first building out of nine building units has now been completely sold: all units in house 4 are sold.

The start of the construction
Nearly ½ a year after the launch of sales for the new building project ++nio++ the Showroom on the plot will receive company. On April 8th 2016 the developer and investor Premium Immobilien Deutschland GmbH officially gave the start signal for the construction project in Prenzlauer Berg.
The first step consists of cranes rolling and excavating the building pit. Thus, the construction of the underground car park with charging stations for electric vehicles, cellar rooms and lockable storage rooms for the bicycles and push chairs will commence.
The interest in the owner-occupied flats in the Scandinavian district was tremendous even before the start of the construction. Already 40% of the units are sold. There are currently 1 to 5 room-flats with a floor space of approx. 40 to 153 sqm.
The showroom is temporarily closed

The sales launch of the houses 7-9 of the new building project ++nio++
Following the successful sale of the houses 4-6, in which more than 60% of the flats are sold we are happy to announce that the start of the sale for the second section has officially begun. The second section is designed by the well-known architectural firm Klaus Theo Brenner.

It finally starts
nio. Who or what is actually nio? nio is the Swedish word for nine and thus has a double meaning. The nine symbolizes two essential features of the new building project. On the one hand, there is the attractive location in the Scandinavian district.
